Lead Processing

As the leads start pouring in the Lead Processing Team takes over to field and sift through the enquiries. The first thing they do is address all the Probable Buyer's (PB's) queries, questions and concerns. This is done both telephonically and in person. As the PB has already envisioned the project and probably his / her investment in the same this is a very crucial stage. The main focus of these initial one on ones however is to arrange for a site visit. 'Touch and Feel 'plays a very important factor in a real estate investment. Very often a PB places his / her entire life's savings or net worth in property acquisition. Therefore the onus is on us to ensure his / her complete comfort and compatibility with the developer, the property, the finances and the legality.

With these cleared and the PB ready to visit the project, the Logistics Team organizes and coordinates the site visit. The customer is King' and our PB certainly is treated like royalty. Our in-house team of vehicles are deployed and every PB is taken individually or with his / her family / friends to site. At Catalyst Properties there are NO group visits in mini buses / vans or other such common modes. In many cases PBs go in for multiple site visits before the next stage. Our Logistics Team complies only too willingly to all the PBs' such needs. All costs incurred for Logistics Services are borne by Catalyst Properties.

At site our site officer and on-site Sales Team ensure a complete site experience. Every PB is taken through the project, model homes, amenities, grounds et al. All concerns on site are addressed. In case of impulse purchases on site itself, our Sales team is fully equipped to encourage and handle the same. At the completion of a PB's successful site visit the next team takes over. Last Mile Convertors - They do just what their name suggests. Ensure that last nudge towards purchase. Well trained 'aggressive' and 'passive - aggressive' marketing experts handle the negotiations and lead the 'PB' into the next level of 'Buyer'. Once the booking has been made both our In-House Financial and Legal Departments involve themselves in the process.

Financial Department - Our in-house advisors and institutional partners jointly and / or individually guide the Buyer through various payment options. Assistance and Facilitation is provided for all modes of payment. Payment schedules although pre - existing are also sometimes tweaked to accommodate the Buyer, thus ensuring and easing a sale. The Legal Department - Provides all property documents for perusal, prepares all necessary paperwork, facilitates all legal processing, if required procures additional papers and ensures all originals reach the Buyer upon completion of payments.

How We Succeed

This is two fold in responsibility - to the Buyer and to the Developer. The Developer is provided with complete Buyer details, monthly cash row projections, sales forecasts and legality schedules assiduously. And of course the Cheques!

The Buyer is appraised of every stage of individual property and project development. Collection of dues is the function of this team. Acting as a liason between the service providers instituted by the Developers and the Buyer, this team ensures clarity and comforts at every stage. Their work is done only once all dues including the corpus fund have been collected and the keys have been handed over to the Buyer.
